We can scan entire rooms in, under, and around the structure in the home to determine if there is any sign of water damage or moisture present. Thermal Imaging Cameras lower the labor costs of determining moisture or water damaged materials by reducing the building materials that need to be removed to properly perform moisture testing. Since this tool is not a moisture meter we will use it to find heat anomalies and then pursue the issue further in an attempt to determine the source of moisture and water intrusions and eventually the cause of the moisture, water and/or leak. Thermal image scanning can detect temperature anomalies in the building materials not visible to the naked eye which may be a precursor to a larger issue. The provided thermal images can be a great aid in finding and identifying moisture and water intrusion issues.

What Infrared Thermal Imaging is Not

  • Moisture Meter - The infrared thermal imaging camera is NOT a moisture meter. It simply identifies thermal anomalies. This device greatly aids in identifying areas that need further investigation.


  • X-ray Vision - The infrared thermal imaging camera is NOT an X-ray vision scope. It does not provide the user with an immediate Superman "S" on their chest with the ability to clearly see inside walls. Instead, it identifies thermal differences.


  • Silver Bullet - The infrared thermal imaging camera is NOT a silver bullet solution, but when it is used in conjunction with other technologies thermal imaging has helped us to identify issues that are rarely identified during the limited visual home inspection process.


  • Risk Eliminator - The infrared thermal imaging camera does NOT completely remove the risks of concealed damage.
  • Water Intrusions

    Left unaddressed, moisture problems can lead to costly aesthetic damage to your home (deterioration of finishes), lowered insulation values in your walls (leading to higher energy bills), and degradation of the building itself (including corrosion of nails, staples and braces that hold your house together, and decay of wood framing and sheathing). And when there is too much moisture in a home, mold and mildew can grow, causing the air in your house to not only smell musty, but in some cases become unhealthy to breathe.

    In Southern California, concrete flat slabs are commonly used in basements or subterranean garages. Pedestrian walkways, planter areas, and lightweight structures are commonly built on top of these concrete flat slabs. Moisture can migrate through the concrete flat slab and efflorescent can reduce the strength of the concrete.

    Common Moisture problems include:

    • Wetting of the slab and soundation by watering adjacent grass and gardens
    • Wetting of the exterior surfaces (cladding)
    • Wetting of the slab and foundation by rain down spouts terminating improperly
    • Soil moisture
    • Water vapor due to a variety of causes (i.e. in cooling climates, the humid air is exterior that condenses upon surfaces at or below dewpoint within wall cavities)
    • Leaking water, sewer or drain lines
    • Leaking pools, spas or fountains
