24 Hour Water-Flood

We are San Diego Water Damage Experts since 1979; our Institute of InspectionFlood Cleaning and Restoration (IICRC) certified professionals have the expertise to immediately inspect the scene of a loss and document the extent of water damage inside your home, business and structure.

We use Thermal Imaging to scan entire rooms to quickly determine moisture within the structure and save money by lowering labor costs, thereby; costs are lowered by reducing the need to remove building materials to check for moisture with simple moisture meters. We also reduce costs by locating pre-existing conditions in the home, business, structure and contents.

Brinks professional and certified technicians are experts in analyzing and handling all categories of water damage including clean water, gray water and black water which contains pathogenic agents, pesticides, heavy metals or toxins.

Our professional staff of (IICRC) certified technicians are trained in advanced water extraction, applied structural drying methods, use of our extensive inventory (1000+ pieces) of refrigerant and desiccant portable dehumidifiers, air movers, and truck-mounted extraction units equipped to respond to losses of every size. We maintain logs with detailed measurements that track temperature, humidity and moisture content of structural materials. Often, the logs are cited by insurance companies as a comprehensive record of the loss and subsequent recovery.

Our clients often cite our methods of reduced drying time as the most important reason for the increased recovery of furniture and contents. Brinks can reduce your replacement-reconstruction costs by up to 70% by drying in place vs. the old fashioned “rip and replace” method. The first hours and days are critical after a water intrusion. Brinks professional and certified teams are available 24 hours a day and 7 days a week.

Brinks will create a detailed report, assessment and estimate using Exactimate, the same software accepted and used by insurance adjusters and carriers. Brinks has been a “Preferred Vendor” and “Quality Vendor” to the insurance industry for over 25 years.

Concrete Moisture Tests

Testing concrete slabs for moisture is particularly important where flooring or impermeable membranes are to be installed on the concrete slab. Concrete slabs have an ever changing environment with moisture moving in and out of the slab and because of this, moisture is not evenly distributed.

Therefore, no one test or one test area should be indicative of the moisture in a concrete slab. Brinks suggests the concrete slab be tested by three different methods and several areas within a room that is going to receive flooring or has moisture problems.

  1. ASTM D4263 method called “Standard Test Method for Indicating Moisture in Concrete by the Plastic Sheet Method” a plastic sheet is taken under the plastic with a dew point hygrometer. This tests vapor emissions.

  2. ASTM F 1869 method called “Standard Test Method for Measuring Moisture Vapor Emission Rate of Concrete Subfloor Using Anhydrous Calcium Chloride” this test captures a sample of calcium hydroxide that is dry. The calcium hydroxide is weighed before and after the test (72 hours) to determine (after calculations) the weight of moisture expressed in pounds per 1000 sq. foot. Three test areas per 1000 sq. feet are the standard requirement.

  3. An electronic hand held combination unit (Tramex or Delmhorst) can operate in the moisture mode to measure the moisture content in concrete slabs, additionally, switching modes it can measure the relative humidity, temperature and dew point of the environment next to the slab and hooking probes up to the unit measure the concrete slab.

Brinks recommends testing for both moisture content and vapor emission pressure and tests be performed in several areas as this will provide best results.

These particles may include almost everything that can float in and around the house, including animal skin flakes, animal hairs, human skin flakes, human hairs, mold spores, bacteria, and vehicle exhaust fumes.

If anyone is allergic to any of these items then they may feel the effects of being exposed to allergens when the Heating or Air Conditioning system is turned on, additionally, the stove ducting and dryer ducting should be checked and cleaned to help ensure a cleaner environment.

Brinks has the best equipment in the business for residential, commercial, institutional and industrial duct cleaning.

OTHER BENEFITS OF CLEAN DUCTS
Besides the obvious health benefits derived from cleaning HVAC systems, here are some other benefits:

  • Increased employee productivity - healthier people make better workers and lose less time to sickness.
  • Reduced housekeeping costs - the HVAC system is not pumping dirty air into the occupied space.
  • Increased airflow - because air moves unobstructed by debris build up, blowers and fans do not need to cycle as long or as often.
  • Energy savings - because motors and drives do not work as hard, less energy is consumed by the system.
SOME OTHER AREAS TO CONSIDER DUCT CLEANING
In addition to ventilation system cleaning, here are some other areas to consider for regular inspection and cleaning:
  • Dryer vents in laundry areas. Cleaning dryer vents reduces fire risk.
  • Ventilation vents of all kinds.

Brinks can offer a plan that will pay for itself overtime.

Moisture Meters

Brinks’ investigation personnel are professionally trained and certified to use some of the most advanced moisture, vapor and water detection devices available.

By using non-penetrating meters whenever possible, it reduces destruction to your homes surfaces that require testing, however, when needed, penetrating meters and measuring devices are used to reach into materials when surface reading would be inaccurate. Additionally, moisture meters are often supplemented with thermal imaging cameras to provide the best possible measurements for mysterious moisture intrusions, vapor and water investigations.
